What Is VCT Floor Stripping and Waxing? (A Plain-English Guide)
What Is VCT Floor Stripping and Waxing?
VCT floor stripping and waxing is a commercial floor maintenance process where all old wax (floor finish) is chemically removed from vinyl composition tile (VCT) floors, and multiple fresh coats of new floor finish are applied. The result is a bright, high-gloss, like-new floor surface that is better protected against daily wear, scuffs, and staining.
This process is different from regular mopping or buffing — it’s a full restoration of the floor’s protective coating, and it’s required periodically by any facility with VCT flooring.
What Is VCT Flooring?
Vinyl Composition Tile (VCT) is a hard, durable tile flooring product made from natural limestone, binders, and pigments. It’s one of the most widely used commercial flooring materials in the United States and is commonly found in:
- Schools and universities
- Hospitals and medical clinics
- Retail stores and supermarkets
- Government and municipal buildings
- Warehouses and distribution centers
- Restaurants and food service facilities
VCT is durable and cost-effective, but it requires a layer of floor wax (finish) to protect its surface. Without regular maintenance, that wax layer degrades, yellows, and builds up — making floors look dirty and dull no matter how often they’re mopped.
The VCT Strip and Wax Process — Step by Step
- Stripping — A professional-grade floor stripper is applied to dissolve all existing wax coatings. An auto-scrubber agitates and lifts every layer, including yellowed, contaminated buildup.
- Rinsing and Neutralizing — The floor is thoroughly rinsed to remove all chemical residue. This step is critical — skipping it causes new finish to fail prematurely.
- Drying — The floor must be fully dry before any new finish is applied.
- Applying New Floor Finish — Three to five coats of high-solids commercial floor finish are applied, with proper dry time between each coat. More coats = better protection and longer-lasting gloss.
- Buffing (Optional) — High-speed burnishing dramatically increases shine and hardens the surface.
How Often Should VCT Floors Be Stripped and Waxed?
Most commercial facilities strip and re-wax their VCT floors once per year. High-traffic areas (supermarket aisles, hospital corridors) may require it every 6 months. Regular spray buffing and scrub-and-recoat services between full strips can extend the life of each wax cycle.
